The HUD 203(k) program is great way for home buyers and homeowners to fund major remodeling projects, additions, and rehabs . . . provided they can quickly and efficiently navigate through all the required forms, reports, write-ups, and contracts.
For a 203(k) project, you need a HUD-certified 203(k) Consultant to provide a formal Work Write-up, a review of any required architectural drawings, an accurate construction budget, and a properly completed HUD Draw Request form. These are the basic tasks that are required from any 203(k) Consultant.
We go beyond the basic 203(k) Consultant services, to help homeowners, realtors, and mortgage professionals avoid the delays, oversights, and inaccuracies that can cause a 203(k) project to get bogged down and abandoned—things like:
- reviewing/confirming a contractor’s license, ensuring the license is adequate for the proposed work, and that the contractor has the proper experience to perform the required work
- reviewing and reworking the construction contract, to ensure it meets the terms and conditions of a 203(k) project (e.g., the appropriate number of draws; the proper holdback amounts; the change order process; etc.)
- briefing the contractor on the differences between a 203(k)-compliant contract and a “standard” construction contract (e.g., there are no provisions in the 203(k) program for a deposit before work is performed)

The HUD 203(k) program is great . . . provided you can quickly and efficiently navigate through all the required forms, reports, write-ups, and contracts. Even after you’ve completed the HUD 9746-A Draw Request, obtained a satisfactory Work Write-up from your 203(k) Consultant, and arrived at a satisfactory budget and contingency for your project, you still need a valid Construction Agreement that includes 203(k)-compliant terms and conditions.
If you’re a mortgage broker/loan officer or real estate professional in Northern Virginia, you’ve probably experienced the delays and frustrations that arise when your Buyer signs a construction contract that: 1) is not valid in Virginia (there are minimum legal requirements for construction contracts in Virginia); 2) does not include 203(k)-specific requirements (e.g., a 10% holdback on all draws); 3) contains terms and conditions that are not acceptable for 203(k) projects (e.g., more than 5 draws).

We guarantee that each Customized Construction Agreement is valid under Virginia law, and compliant with HUD 203(k) requirements. All you need to do is provide the project information, and we will handle the rest of the work.
