A house can be “staged” to make it more appealing to prospective Buyers, often with great success, but “staging” requires a significant investment by the seller/agent, as well as a major disruption to the seller’s family and schedule. Our Virtual Staging service enables a house to be staged on a room-by-room or whole-house basis, with minimal investment and no disruption to schedules and lifestyles. Our Virtual Staging also enables fast “re-staging” to accommodate a qualified Buyer’s preferences (e.g., a room might be staged as a girl’s bedroom, but the Buyer needs a home office instead).

For most homes, Virtual Staging can be performed over the Internet, using high-quality, 3D color renderings. Photo-quality posters/prints can be produced for use in Open House events.

Simple Virtual Staging via the Internet

To stage one or more rooms using our Virtual Staging:

1. Simply send digital photos of all the walls in a room, along with the room dimensions (i.e., length of the walls, ceiling height, size(s) of windows and door, and distance of windows and doors from corners of room) to info@rrdesignservices.com
   A Design Professional will review the information, confirm receipt, notify the sender if additional info is needed, and provide cost confirmation. For VIRTUAL STAGING via the Internet, the cost is $1.50/square foot per room (e.g., a 12′ x 12′ bedroom will cost $216.00).
2. When your order is confirmed, you will receive a delivery date for your project–for one or two rooms, delivery is usually with 3 working days (depending on current workload, you may receive next-day service).
3. You will receive views of your room(s) similar to the Virtual Staging examples on this page, in jpg format.
4. If you need high-resolution views to produce poster-sized prints, please provide the poster size, and a Design Professional will provide a quote. Typically, high-resolution views are too large to be sent via the Internet, so the views will be sent on CD-ROM to accommodate the larger file sizes.

Virtual Staging Plus Site Visit (currently offered only in Northern Virginia)

Some homeowners and realtors may prefer to have a Design Professional visit the property, and take the photos and dimensions needed for the Virtual Staging (a site visit also provides the Design Pro with a better perspective as to the setting of the home and the overall layout).  This service is currently offered only in Northern Virginia.  The cost is the same as the Simple Virtual Staging noted above ($1.50/square foot), plus a site visit and photo/measure fee of $500.00.  The deliverables are the same as the Simple Virtual Staging. 

Virtual Staging Plus Site Visit and Floor Plan (Northern Virginia only)

For Virutal Staging of an entire house (i.e., all the rooms in the house), the deliverables will include an accurate floor plan, showing the location of all walls, the size and location of all doors and windows, and the location of all plumbing fixtures.  The cost is the same as for the Virtual Staging Plus Site Visit noted above.  For clients outside the Northern Virginia area, a whole-house staging with floor plan can be generated, if the client provides photos of each room and a sketch of the floor plan with dimensions.  NOTE:  The accuracy of the floor plan will be dependent on the accuracy of the sketch provided by the client.  Floor plan deliverables will be pdf files, typically at 1/4″ scale, and scaled for accurate printing on ARCH D (24″ x 36″) paper.  Printed floor plans, on ARCH D paper, can be provided at a cost of $5/page, plus Priority Mail fees to the client’s location.
